COMMERCIAL SERVICES

Know the scope before you commit.

A commercial request starts a conversation about the property, the decision and the work required.

From request to report

  1. Send the basics. Address, property type, approximate size, intended use and deadline.
  2. Review the fit. We confirm access, records, report requirements and any specialist needs.
  3. Review your proposal. Understand deliverables, exclusions, schedule dependencies and the final fee.
  4. Confirm the engagement. Agreement, access and payment arrangements are established before work begins.
  5. Receive and discuss findings. Delivery and follow-up are defined in your engagement.

Property and purpose
A fictional low-rise office property; owner seeks a baseline condition review.
Included work
Agreed records and interviews, accessible systems, photographs and written findings.
Areas and exclusions
Identify each building, shared system, inaccessible area and excluded specialist activity.
Deliverables and intended users
Condition report, summary and agreed follow-up; identify who may rely on the report.
Schedule
Visit and delivery dates confirmed after access, records and reviewer availability are established.
Fee and payment
Property-specific fee, any retainer, payment timing and authorized additional work stated before acceptance.
Changes
Additional buildings, specialist investigations or expanded reporting require a scope and fee review.

Have a lender requirement?

Include the lender or program name and required report format in your request notes. Qualification and reliance requirements must be reviewed before acceptance. A generic commercial proposal does not promise approval by a lender.

Send descriptions first

List the documents available in the form. Confidential files can be exchanged through an agreed method after review; do not paste sensitive records into request notes.
