ILLUSTRATIVE DELIVERABLE · NOT AN ACTUAL PROPERTY ASSESSMENT

From a finding to a documented next step.

An executive summary connects observations to priorities, open questions, and follow-up. This fictional example shows the structure; your report follows the agreed assignment.

Roof: staining visible at an interior ceilingPrompt investigation; source unconfirmedQualified roofing evaluation; document scope and findings

Capital-planning example

Organize each item by system, quantity, planning period, cost basis, assumptions, and verification status. A reserve entry stays unpriced until there is a supportable basis; it is not a bid, warranty, or guaranteed remaining life.

BUILT AROUND YOUR PROPERTY DECISION

Commercial buildings. Different responsibilities.

Start with your role to see the evidence, records, and scope questions most relevant to your assignment.

Property types to discuss

Office, retail, multifamily, warehouse and light industrial, mixed-use, and small commercial properties. Suitability, specialist needs, occupancy, and access are reviewed before an engagement is accepted.

START WITH THE DECISION

Choose the assignment
by what is at stake.

You do not need to know the technical service name. Start with the property decision and MeridianVault will help confirm the appropriate scope.

WHAT PROFESSIONAL CLIENTS NEED

Evidence that supports
the next decision.

Each engagement stays inside its written scope. The goal is a clear, usable property-condition record—not unsupported certainty.

01

Scope-first review

Property type, size, age, occupancy, documents, stakeholders, access, and decision deadline shape the assignment.

02

Organized evidence

Observed conditions and supporting photographs are structured around the systems and scope actually reviewed.

03

Priority context

Material observations are communicated with decision relevance, limitations, and recommended next professional step.

04

Capital-planning support

An ASTM PCA includes applicable opinions of cost for suggested remedies, with a stated basis and limitations—not contractor bids or guarantees.

PCA

Due diligence without
the residential clutter.

Commercial assignments receive their own scope, documentation structure, and stakeholder conversation.

AFTER THE FIRST REPORT

A continuing condition record.

Periodic condition reviews

Discuss a baseline and an agreed review cadence for accessible systems, changing conditions, and maintenance priorities.

Project progress visits

Scope visits around milestones and stakeholder reporting needs, with dated photographs and documented exceptions.

Repair follow-up

Revisit agreed items and document what is visible. A reported repair remains distinct from a professionally reviewed follow-up observation.

These are scope options to discuss, subject to availability and a written agreement. No automatic monitoring, subscription, or guaranteed response time is included.

Before you request a proposal

What information should I send?

Property address and type, approximate square footage, your role, decision purpose, deadline, access constraints, and which prior reports or maintenance records are available. The commercial request form collects this project context.

Is a commercial inspection the same as a PCA?

The assignment and deliverables can differ. Tell us who will use the report and any required standard or lender format so the written scope can be reviewed before acceptance.

Can this replace engineering or environmental work?

Specialist engineering, environmental investigation, appraisal, and code certification are separate scopes. Required specialists and exclusions must be confirmed for the property.

Is the software already available to every client?

MeridianVault national software is in development. A commercial service request does not create a software account or promise access to unreleased features.
