CONDITIONPULSE · COMMERCIAL PORTFOLIO SERVICES

Turn separate visits into a consistent review process.

For owners and property managers overseeing several buildings, a consistent record helps organize maintenance questions and follow-up. Lenders and developers can request progress observations with separately agreed reporting requirements.

What your proposal can include

Property-by-property findings

Dated observations and photographs, agreed system categories, access limitations, and questions requiring further investigation.

An open-item register

Location, observation date, condition, recommended next action, and follow-up status. Reported repairs stay distinct from observations made during a revisit.

A repeatable visit plan

Agreed properties, review frequency, site contacts, record requirements, and delivery format. Additional properties or visits require a scope review.

A portfolio summary, when agreed

A consistent view of open items across the inspected properties. Capital-cost opinions, specialist work, and lender-specific formats are separately scoped.

Start with one representative property.

  1. Send the essentials. One property address, approximate size, portfolio count, purpose, and timing.
  2. Review a scoped proposal. Confirm access, deliverables, fees, visit schedule, and intended report users.
  3. Complete the baseline. Review the work product before deciding whether to extend the program.
  4. Agree the next properties and visits. Expansion follows a written scope and capacity review.

CONDITIONPULSE · SCOPED RECURRING SERVICES

Plan the next visit before the next concern.

Choose a starting schedule for one building or a portfolio. We review access, reporting needs, visit effort, and pricing before proposing an engagement.

Preferred review schedule

Use an approximate count. The property list can be exchanged after scope review.

Annual condition reviews

A baseline and an agreed yearly revisit for condition and maintenance planning.

  • Dated photographs and observations within the agreed scope.
  • An updated open-item record and access limitations.
  • Clear separation between repairs reported and follow-up observations.
Request my review program

Your schedule and property count carry into the request. Fees, visit frequency, renewal terms, and deliverables require a written agreement. No subscription or charge starts here.

Clear scope. Property-specific pricing.

Fees depend on building size, use, number of properties, travel, occupancy, access, records, reporting needs, and visit frequency. A portfolio request does not start a paid subscription or confirm an appointment. Frequency, renewal, cancellation, deliverables, and pricing are agreed in writing.

Can you review retail, office, industrial, or multifamily properties?

Send the building use and approximate size for a suitability review. Accessibility, system complexity, specialist needs, qualifications, and available capacity determine the accepted scope.

Does a recurring review replace a PCA or required inspection?

No. An ASTM PCA, lender-required assessment, engineering evaluation, environmental work, and statutory inspections have separate requirements. Tell us the required standard and intended report users before the scope is accepted.

Do we receive a live software dashboard?

This offer covers inspection services and agreed reports. National software access is separate; a service request does not include an unreleased dashboard or continuous monitoring.

What should we send first?

Begin with one property address, building use, approximate square footage, property count, desired review schedule, and your decision deadline. Describe available records; confidential documents can be exchanged through an agreed method after scope review.
