Coordinate safe access
Ask the person responsible for the property to confirm keys, entry instructions, gates, and any occupied or restricted areas. Tell us about pets, stored belongings, locked spaces, or other conditions that may affect access. Do not enter a hazardous area or move something you cannot safely handle. The inspector determines what can be accessed safely under the agreed scope.

Gather records without treating them as proof
Useful context can include prior inspection reports, repair invoices, maintenance records, warranties, and any documents relevant to your concern. Label where each record came from. An invoice may show that work was billed; it does not by itself establish the current condition or verify a correction. Let the inspector explain how records relate to observations and to the engagement.
Prepare a short question list
Choose the questions that matter to your decision. For example: which observations need a further conversation, what areas could not be evaluated, and which follow-up tasks need a qualified specialist? You do not need to diagnose the property in advance. Describe the concern and location plainly so the inspection team has context.
Plan for the report and follow-up
Confirm the delivery plan and the best way to ask questions. A residential inspection is a visual assessment within a defined scope, based on conditions at the time; it is not a prediction of every future problem. Read the limitations alongside the findings, and distinguish a suggested next action from completed or verified work. Use the sample report before the appointment to become familiar with the format.
